Is Clementi HDB Considered Best HDB Estate in Singapore?

Not too long ago, there have been 2 resale transactions that exceed $1 million dollars in Clementi HDB estate in the block 441a Clementi ave 3. 

Two flats at Block 441A Clementi Avenue 3 were sold for $1.068 million and $1.038 million in June 2018 and July 2019.

Here are some reasons why I think Clementi could be the best HDB estate in Singapore.

1. It has attributes that make housing estate in Singapore valuable, location and amenities.

Unbeknown to most people, Clementi is actually relatively close to Orchard road if you travel via Holland road. It only takes on the average 12-minutes drive to get to town.

The proximity to CBD is one of the two factors that make Clementi great. The other will be myriad of amenities that Clementi has to offer.

2. In the midst of a prestigious educational belt

From primary school all the way to university, you do not have to catch the first bus in the morning to get to school. Clementi is close to many elite schools such as:

  • NUS
  • SUSS
  • Singapore Polytechnic
  • Ngee Ann Polytechnic
  • NUS High School of Math and Science
  • Nan Hua High School
  • Nan Hua Primary School
  • Anglo Chinese School (Independent)
  • Anglo-Chinese Junior College

Statistics have shown, homes located within a 2km radius of popular primary schools command large price premiums.

3. Exciting new developments in Jurong 

Many investors are drawn to new projects in the west because of the potential upside of Jurong lake district, being the 2nd CBD in future. The close proximity to Future High-Speed Rail Terminus which connects Singapore to Kuala Lumpur within 90 minutes, is also one of the reasons why buyers are suddenly attracted to this location.  A new Jurong Innovation District (JID), envisioned as the industrial park of the future will be built as part of the government’s push to encourage more innovation.

Clementi district is strategically located in between Jurong and CBD. This opens up many possibilities for future appreciation for residential properties including private and HDB. 

Current Market Outlook   

The following table illustrates all resale flats sold above the $1million dollar mark.

As you can see, most of them are located in the city fringe or are DBSS flats which are a premium version of HDB. Clementi is special as it has a direct link to Clementi MRT station, making it the first HDB project in Singapore to be integrated with a transport hub and shopping mall.
