Parc Esta Condo by MCL Land
Parc Esta, formerly known as Eunosville, is a former HUDC estate that is located along Sims Avenue and Changi Road. The developer, MCL Land, acquired it around the end of 2017 in a collective sale which exceeded $750 million. This was a 19% premium over the reserve price.
Parc Esta is in a well-established estate. The gross floor area spans more than 350,000 square feet. It is very conveniently located in the Eunos estate, a very centrally located estate which is connected to the city centre and the airport via the East-West MRT Line. This will be one of the largest residential sites in Eunos. Parc Esta can approximately yield 1400 residential units when it is launched.
The price MCL Land paid for the en bloc purchase was approximately $909 per square foot per plot ratio. This also includes a premium of approximately $194 million. The estimated launch price for units at Eunosville should be between $1,500 to $1,600 per square feet.
