This is my review on Sky Everton, freehold condo located at 50 Everton Rd (Former Asia Gardens) in Tanjong Pagar area. Developer price is available upon request and will be released only on balloting day. Location of showflat is along Everton Road.

 

 

 


Sky Everton – A freehold development in 50 Everton road comprising of 1 single tower of 36 storeys, a total of 262 residential apartments with 4 storeys carparks with a basement and communal facilities. The nearest MRT is Outram Park MRT Station and in future Cantonment MRT Station. Sky Everton is the result of the enbloc collective sale of former condominium, Asia gardens, at S$343 million in a collective sale to a Sustained Land-led consortium including Ho Lee Group and other partners.

 

Location and surroundings:

 

Sky Everton is located in the Spottiswoode area, which is close to the CBD, and a short drive away from other popular areas such as Marina Bay, Clarke Quay, Orchard Road and Harbourfront. It is approximately 8 minutes walk to Outram Park MRT Station.

 

Here are some factors to consider for Sky Everton:

 

Cantonment MRT Station: The sixth stage of the Circle Line (CCL6), which will link up Harbourfront and Marina Bay stations, will have three stations: Keppel, Cantonment and Prince Edward. It will be completed by 2025 which will benefit residents in Sky Everton and also likely add value to nearby residential properties.

Greater Southern Waterfront District – The major factor which would contribute to the success of Sky Everton would be the fruition of URA’s Plan – Greater Southern Waterfront

The plans involve the consolidation of operations at the City Terminals (Tanjong Pagar, Keppel) and Pasir Panjang port terminals to Tuas, the transformation of the area currently used by Keppel Golf Links and possibly Harbourfront Centre and some parts of the Pasir Panjang neighbourhood.

 

 

One Faber Group is studying a new funicular system at Mount Faber to bring visitors from the foothills to the hilltop and cable car station by 2023. This provides easy access to Mount Faber and the rest of the 10km-long Southern Ridges.

Tanjong Pagar terminal has been relocated ahead of schedule. With the relocation of 500 staff from the older Tanjong Pagar Terminal to the newer Pasir Panjang Terminal, URA can start making measurements and drawing up plans for this part of the Greater Southern Waterfront. With the freed up space, the government has a blank slate to design and execute their plans for the Great Southern Waterfront. This transformation will be massive for Sky Everton as the planned relocation of the City Terminals and Pasir Panjang Terminals will free up 325 and 600 hectares of waterfront land respectively.
Kent Ridge Hill Residences - a 99-year leasehold new launch by Oxley Holdings comprised of 525 apartments & 68 units of Strata Landed house on a large site. Kent Ridge Hill Residences is the result of  collective sale of Vista Park in South Buona Vista Road has  at S$418 million, which works out to about S$1,096 per square foot per plot ratio (psf ppr), inclusive of an estimated S$72 million payable to the state to top up the site's lease to 99 years.

43 hectares of Medical Hub –  Singapore’s largest healthcare hub will undergo major redevelopment to meet growing healthcare needs. The sprawling 43hectares campus (430,000sqm) will include interconnected zones for patient care, research and education. This major redevelopment is to make it more convenient for patients, visitors and staff, the entire hospital will be relocated to the area along Outram Road and Eu Tong Sen Street, which will bring the hospital nearer the Outram Park MRT station.

The collective sale price of former Asia Gardens to make way for Sky Everton reflects a land rate of S$1,722 per square foot per plot ratio (psf ppr). Based on the acquisition cost, I expect the indicative prices for Sky Everton to be around the range of S$2500-2600 psf on average.

 

Developer’s Track Record: 

 

SL Capital (6) Pte Ltd – Established in 2006,  its mission was to be a premier property developer to develop homes that are not just functional but exudes style, quality and sophistication. The developer has successfully created more than 1,000 homes in Singapore. Some of their notable local projects include Sturdee Residences, Tre Residences, The Poiz Residences, Casa Al Mare, Sea Horizon, Regent Residences and 8M Residences.

The appliances provided with every unit of Sky Everton are sleek and stylish:

  •  Kitchen appliances from Italian brand, Smeg, which looks minimalist and  aesthetically bold.
  • Sanitary wares from Swedish brand, Laufen, their range of ceramic wares are quite nice
  • Air-conditioning system by Daikin, which is amongst the top brands normally used in Singapore perhaps only comparable with Mitsubishi.
  • Electrical Door Lock by Samsung, one of the more responsive and secure brand of door locks.

Sky Everton Showflat along Everton Road.

Overall, Sky Everton is a great project located in close proximity to CBD and I appreciate the unblocked views towards the North (Low-rise conservation houses) and South (Spottiswoode Park) which is quite rare especially in CBD area where tall skyscrapers are clustered. There is definitely future potential once the SGH campus and Cantonment MRT Station is completed which is about the same time as when Sky Everton fulfils legal completion in 2025. I am excited to know how Sky Everton compares with One Pearl Bank (former Pearl Bank Apartments), a new launch around the area, as both projects are located in very prime area.
