Here is my review on Riviere, 99-leasehold condo located at Jiak Kim St. (Former Zouk) Singapore 268828. Developer price is available upon request. Location of showflat is offsite, next to Great World City. It feels very nostalgic to me as Zouk was somewhere I often visited when I was in school and I had fond memories there.
Riviere – a new launch 99-year leasehold riverfront development of two 36-storey residential towers, serviced apartments and 3 conservation warehouses. These 2 residential blocks will host 455-exclusive units. There will also be 80 serviced apartments by Frasers Hospitality. Riviere is the result of government land sales of former popular local discotheque club, Zouk at the highest bid which works out to S$1,732.55 per square foot per plot ratio (psf ppr)
Location and surroundings:
Riviere is approximately 5 minutes’ walk to future Havelock & Great World City MRT station. I always felt that River Valley area is a very conveniently accessible location as AYE/CTE is only a few minutes’ drive away from. Surrounding Riviere is luxury hotels such as Grand Copthorne and Holiday Inn Atrium. River view is rare and even more so if it is the Singapore River.
Here are some considerations when it comes to the location of Riviere:
Nearby Schools – Riviere is near several schools, the more notable one would be River Valley Primary which is ranked 41st in Singapore based on stats. The other schools include Alexandra Primary, Cantonment Primary, CHIJ (Kellock), St. Margarets Primary and Zhang de Primary School. For Secondary schools, Riviere is within close distance to schools like Gan Eng Seng Secondary School, Outram Secondary School & Crescent Girls School.
Prices and Comparisons:
Analysts expect launch prices to be about S$2,700-2800 psf for Riviere. To justify the price premium, we have to consider that the surrounding resale condominiums will be approximately 12 years older than Riviere when construction is complete. I think this will be the benchmark for prices around the area, as recent new launch Martin Modern located along Martin Place is priced at an average of S$2,749 psf. I think these prices are relative to new launches in Orchard area itself such as Boulevard 88 and TwentyOne Angulia Park have exceeded $3,500 psf, granted those are for freehold tenure.
Developer’s Track Record:
Over the years, it has developed over 18,000 quality homes. Their more notable works include Seaside Residences, 8 @ Woodleigh, Boathouse Residences and Camelot
Riviere would be an iconic riverfront development with a unique taste of heritage as the 3 warehouses would be restored and repurposed for F&B and lifestyle services such as yoga or high-end grocery store or culinary school etc. I think this project definitely will appeal to the trendy and cosmopolitan individual; people who value the balance of work and play. Riviere is quiet and exclusive, yet entertainment, drinks and nightlife are conveniently at their doorstep.
I think this property is highly rentable as Robertson Quay area is known to be a popular hotspot for expatriates to gather. Developer Frasers is well known for their hospitality as they have experience in managing serviced apartments. Concierge services will be extended to not just guests at Fraser serviced apartments but residents of Riviere as well.
The price point will definitely be on the steep side in my opinion. It is crucial that buyers pick correct units when it comes to investment and also look to a secure long-term lease with tenants as recent rental market conditions have been on a decline.
