The is my review of Nyon @ 12 Amber. The developer price will be released on sales balloting day. Showflat location is at Kallang Airport Way.



Nyon @ 12 Amber – A freehold, 18-storey boutique residential development with 92-units located along Amber Road. Tanjong Katong MRT Station is about 2 minutes walk away from this development. Nyon @ 12 Amber is close to the sea which provides residents potential sea view from their apartments.


Location and surroundings:

Nyon @ 12 Amber is located conveniently close to the future Tanjong Katong MRT Station which will be completed by 2023. This upcoming MRT station is on the Thompson East-Coast line which serves the North-Central-East Region in Singapore. It passes through Orchard shopping district and CBD which would definitely value add to residents around the area.



Nearby Schools – There are several good schools surrounding Nyon @ 12 Amber including Tao Nan Primary, CHIJ (Katong) Primary and Canadian International School (CIS). The proximity to decent educational institutes assures parents that their children will receive a top-notch education.



Abundant amenities around the area – District 15 is highly sought after mainly because of the proximity to CBD as well as the huge array of dining, shopping and leisure options which are all close by. A blend of different amenities serves as an excellent lifestyle choice for residents, whether it is just shopping for groceries at Parkway Parade, watching the latest movie in 112 Katong, dining along east coast road  or taking a nice stroll along East Coast ParkNyon @ 12 Amber has it all well covered.

The following are price comparisons for existing resale projects close to Nyon @12 Amber. Do note that these projects are built quite recently.



Nyon @ 12 Amber is the result of a freehold site in Katong, comprising of four vacant old houses has been put up for sale. Vendors expect offers of between $56.6 million and $61 million, which works out to a land rate of about $1,199 to $1,268 psf per plot ratio. This land cost is considered relatively low considering other nearby future projects have acquired their land at a higher rate.

An example would be The Enbloc of Amber park, which is a 200-unit freehold condominium in Katong, that has been snapped up for S$906.7 million in Singapore’s largest freehold collective sale. The sale price reflects a land rate of about S$1,515 per sq ft per plot ratio, much higher than the plot for Nyon @ 12 Amber.

“What does this mean for buyers of Nyon @ 12 Amber?”


It is likely future projects when they are launched along Meyer road and Amber road would have to sell at a higher price if developers wish to maintain similar profit margins. This is a good opportunity for owner’s of Nyon @ 12 Amber as it would mean future new launches would involuntarily sell at higher prices because of higher acquisition cost.


Developer’s Track Record:

Aurum Land – a boutique development arm of Woh Hup Holdings Private Limited formed in 1982. Some of their notable developments include MacdonaldHouse, Centerpoint, World Trade Center (now Harbourfront) and Clifford Pier (now The Fullerton Bay Hotel).


Nyon @ 12 Amber is smart home enabled which I think is a very useful feature for homes in the future.


Nyon @ 12 Amber offers a stunning modern take on the rich Peranakan heritage inspired by the Amber area neighbourhood. I like the Batik design tiles for the common area such as the pool and courtyards. Although I am not a fan of boutique developments due to higher maintenance fees and lack of facilities which bigger developments normally offer, Nyon @ 12 Amber is uniquely designed which can be appealing to niche buyers who appreciate the Peranakan style architecture. It is also good to know the land cost for this project is relatively lower compared to upcoming projects in the area.
