Mayfair Gardens – A 99-years leasehold residential development located along Rifle Range road. It comprises of 124 units across 6 residential blocks. Mayfair Gardens is located right next to King Albert Park MRT Station, approximately 4 minutes walk away. The unit types range from 1-bedroom to 4-bedroom layouts. This project is the result of collective sale en bloc of previous Mayfair Gardens at S$311 million bid made by Oxley Holdings.


Location and Surroundings:


Mayfair Gardens is located close to an array of amenities such as Bukit Timah Market and Food Centre, Bukit Timah Plaza and Beauty World. Ther nearest MRT would be King Albert Park MRT Station which is 4 minutes walk away. Here are some factors to consider regarding the location of Mayfair Gardens:

Bukit Timah’s prestigious educational belt – Mayfair Gardens is within 1km to Methodist Girl’s School and Pei Hua Primary which is ranked 12th in Singapore based on statistics. There are other elite schools such as Hwa Chong, Nanyang Girls, National JC all along the famous Bukit Timah educational belt.


“How does proximity to schools affect house prices ?”


I think this is a huge upside for both families with students and property investors. Based on historical data, homes located within a 2km radius of popular primary schools command large price premiums.


Unblocked landed and nature reserve view Mayfair Gardens is situated in a private residential enclave of bungalows, landed homes and condominiums. Higher floor units will have unblocked views.

However, Fourth Avenue Residences which is located short distance away from Mayfair Gardens is asking about S$2,200 psf. Mayfair Gardens is just 1 MRT stop away from Fourth Avenue Residences; this should give buyers confidence that they are not paying too high a price for a Bukit Timah private residential property.
