This is my review on Juniper Hill (Former Crystal Towers), a freehold development located at 39 Ewe Boon Rd. Developer prices will be released shortly, feel free to drop us a message and we will update you when it does.
Juniper Hill – The Juniper Hill condominium is a 115-units freehold development located in 39 Ewe Boon road. It is the result of the enbloc collective sale of Crystal Towers amounting to $180.65M, a bid above the asking price of S$138m translating to S$1,406 psf ppr (per square foot per plot ratio). Juniper Hill will make up 1 of 3 new launches under Bukit Timah collections by All Green Properties, the other 2 include the former Royalville Condo and Fourth Avenue Residences
Location and Surroundings:
It is an 11 to 12-minute walk (700m) from Stevens MRT to Juniper Hill. There is a cul-de-sac lane accessed via Keng Chin Road, away from the main traffic of Bukit Timah Road. Bukit Timah Road stretches all the way from Newton to Clementi.
Here are some factors to consider when appraising Juniper Hill:
Proximity to reputable schools – Juniper Hill is located in Bukit Timah, which is known for having elite educational institutes along its belt such as Anglo-Chinese School (Barker), Singapore Chinese Girls School, St. Joseph’s Institution and Raffle’s Girls School
“How does proximity to schools affect house prices ?”
I think this is a huge upside for both families with students and property investors. Statistics have shown, homes located within a 2km radius of popular primary schools command large price premiums.
Orchard Rejuvenation – The Singapore government has set in motion new plans for Orchard Road, to transform Singapore’s main shopping belt into a “must-visit” lifestyle destination. Even though Juniper Hill is about 5-minutes drive away from Orchard, I am not completely convinced the rejuvenation would have any effect on the prices of property in Bukit Timah. However, I am certain Orchard will continue to be Singapore’s top tourist destination which is always a good sign for investors in future.
Prices and Comparisons:
There are many condominiums surrounding Juniper Hill. Their prices vary a lot depending on when is their completion date. The following map shows the average prices of resale condominiums around Juniper Hill.
Juniper Hill is located in the former Crystal Towers which was sold by way of en bloc collective sale. The freehold Crystal Tower has been sold en bloc for $180.65m or $1,840 psf ppr (psf per plot ratio) I expect prices for Juniper Hill to be average of S$2600-2700 psf
Developer’s Track Record:
Allgreen Properties – One of the largest property groups in Singapore reputed for its quality products and track record of strong take-up rate for its projects. As at 31 December 2014, the Allgreen group has 35 subsidiaries and 13 associated companies. Their more reputable developments include Great World City, SkySuites@Anson, RV Residences, Suites At Orchard, Holland Residences.
Juniper Hill is 1 out of 3 projects under Bukit Timah Collections from Allgreen group.
The following photos will show the finishing used for Fourth Ave Residences, part of Allgreen’s Bukit Timah Collections. I expect the finishes provided for Juniper Hill to be of similar quality. The master bedroom toilets are wall tiled with marble which gives it a feel of luxury and teak wood for bedroom floors which is one of the best and durable choices for wood flooring. Full kitchen appliances are included which are mainly high-end German brands
Juniper Hill is located at amidst private residential area and is several minutes walk away from the nearest MRT. This CCR (Core Central Region) project is built on a land scarce area which there may have capital appreciation potential as future developments can be only built on existing properties. With increased developer’s charges for ABSD, future developments will inevitably be launched at higher prices due to increasing costs. However, this is not indicative of a sure-win. Even though, During bullish market conditions, CCR residential properties appreciate the fastest but can also depreciate just as quickly if the entry price for the property is too steep.
