This is my review on Jui Residences, a freehold development located at Serangoon road along Kallang road. Jui Residences show flat is next to NEX mall in Serangoon. Developer prices are available upon request, feel free to drop us a message and we will respond to you shortly.
Jui Residences – A freehold Condominium developed by Selangor Dredging Berhad. It comprises of 1 block with 18 storeys and 117 residential units. Developed on the former location of the National Aerated Water (NAW) building, where soft drinks like RC Cola, Sinalco and Kickapoo Joy Juice were bottled, SDB is integrating the bottle factory with a modern condominium overlooking the Kallang River.
Location and Surroundings:
Jui Residences is located in between Boon Keng MRT and Potong Pasir MRT Station. However, it is not as close to MRT as the brochure version depicts. It takes about 10 minutes walking distance to get to either MRT stations which personally I think is acceptable, but at no means within close proximity. There are coffee shops, convenience stores and other various shops along Opal Cresent.
Here are some selling-points on Jui Residences’ Location:
Kallang River Revamp – The government has put in motion plans to turn the Kallang River area into a lifestyle hub. About 800,000 people live within 2km of the Kallang River, and the URA hopes to build another 100,000 homes in the area in the next 20 years and further enhance the greenery there. These revitalization plans will generally lead to growth and potentially help Kallang homeowners achieve long-term capital appreciation.
Bidadari Estate – Often described as the next Bishan estate, Bidadari offers residents city fringe accessibility and connectivity with multiple amenities close by. There are also several reputable schools nearby such as Maris Stella High School, Cedar Primary School, St. Andrew’s Junior School, and Cedar Girls’ Secondary School.
I believe this estate has the potential to be one the higher priced tier HDB estates in the future comparable to Queenstown or Bishan. Jui Residences is located in between Boon Keng and Potong Pasir, which is definitely a viable option for future HDB upgraders in Potong Pasir to consider buying Jui Residences.
From Primary to Junior College – Jui Residences is within 1km or 12 minutes’ walk to St. Andrew’s Junior and Secondary. Based on the PSLE aggregate score, St. Andrew’s Secondary is a ranked 44th in Singapore for 2018 and there is affiliation for students in St.Andrew’s Junior which allows them to enter at a discounted PSLE aggregate score
“How does proximity to schools affect house prices ?”
I think this is a huge upside for both families with students and property investors. Statistics have shown, homes located within a 2km radius of popular primary schools command large price premiums.

Selangor Dredging Berhad (SDB) – Originated from Malaysia, The company’s sole business was tin mining in the past. Now, SDB focused fully on property activities – hotel, property management and leasing and its main business activity of property development. SDB is now known as an award-winning developer who produces niche property developments with innovative concepts and designs. Although it does not have an as extensive portfolio as other big developers in Singapore, this is not their first rodeo as they have some notable past projects such as Village, Gilstead Two, Okio, Jia and One Draycott
The fittings and appliances that come with each unit are rather standard. Kitchen appliances from german household brand Bosch and Sanitary wares from Grohe and Duravit. I am not too impressed at the provisions as I feel that for this price tag, more should be given such as smart home features.
I believe the most unique aspect of this project is the opportunity to own a piece of a heritage building in Singapore. Developed on the former location of the National Aerated Water (NAW) building which in the past was a soft drink bottling factory, Jui Residences’s main entrance facade gives a nostalgic feel of 1930s Miami art deco with some contemporary tweaks. Personally, I like the fact that Jui Residences will not resemble most mass market condominium facades which are basically cut from same cloth.
Normally, I am against the idea of developments which have lesser than 300-units as it would mean conservancy fees will be high and facilities will be limited. However, Jui Residences more than make up for such shortfalls with it’s other selling points such as the river facing orientation which is quite rare in urban Singapore. I appreciate the fact that Jui Residences is geographically central and within minutes drive to CBD and it is freehold. I would recommend this project to buyers looking to upgrade to condo and starter families with kids studying in primary to secondary school.
