This is my review on Casa Al Mare, freehold condo located at 75 Jalan Loyang Besar in Pasir Ris Estate. Developer price is available upon request. Location of showflat is offsite, next to the Aljunied MRT station in Lorong 25 Geylang.



Casa Al Mare – A freehold boutique condominium with 2 blocks of residential apartments hosting 49 exclusive residential units. It is within a few minutes’ walk to Downtown East and Pasir Ris Park.


Location and Surroundings:


Casa Al Mare is surrounded by low-rise residential properties and is in close proximity to Downtown East, where you can find many shopping and dining options with a cinema. It is not reasonably walkable to MRT (15 minutes) and it is 2 bus stops away to Pasir Ris MRT.

Pasir Ris White Site A HDB proposed development, comprising a commercial and residential development integrated with a bus interchange, a polyclinic and a town plaza, will offer seamless connection to public transport services and amenities for residents.  About 600 private homes can potentially be built on the site according to HDB.

HDB awarded this site to the joint venture of Allgreen Properties and Kerry Properties. Their winning bid is nearly $700 million, which works out to $684.48 per square foot per plot ratio (psf ppr) based on the total gross floor area of 1.02 million sq ft.

This is a low price point, in comparison with the mixed-use site next to Paya Lebar MRT station which Australian property developer, Lend Lease bought at a price of $943 psf ppr.

In my opinion, the future residential development here will be more highly sought after as compared to Casa Al Mare, as it is located so close to MRT and surrounding amenities. The only issue typical buyers will have is that it is not freehold, but I think prices will remain strong even though it is 99-year leasehold.

There are many older developments surrounding Casa Al Mare which are built quite some time ago:

Le Loyang – 999 years from 1985 (1994 completed)

Celadon View – 999 years from 1985 (1999 completed)

Loyang Garden – 999 from 1985

WaterCrest – 999 years from 1985 (1993 completed)

Coastal Breeze – 99 years from 2008

Lighthouse – 99 years from 1993


Developer’s Track Record: 


SL Capital (4) Pte Ltd – Established in 2006,  its mission was to be a premier property developer to develop homes that are not just functional but exudes style, quality and sophistication. The developer has successfully created more than 1,000 homes in Singapore. Some of their notable local projects include Sturdee Residences, Tre Residences, The Poiz Residences, Sea Horizon, Regent Residences and 8M Residences.




Boutique condominiums generally have a lack of facilities typical larger scale condominiums will have and Casa Al Mare is no exception to this, however, it is in walking distance to downtown east where many recreational facilities are available. There is also the issue of high conservancy and maintenance fees for boutique condominiums as there are fewer owners sharing the cost. I do not recommend getting boutique condominiums especially when it is not close proximity to MRT or CBD area. I would hold off buying Casa Al Mare until future Pasir Ris white site project is released
