This is my review on Affinity at Serangoon a new condominium project in Singapore. The location of the sales gallery is located in 129 Serangoon north ave 1. Developer’s price will be provided on request.
Affinity at Serangoon – 99-year leasehold residential project located at Serangoon North Avenue 1. This residence consists of seven 14-storey condominium blocks, two blocks of 3-storey strata-landed homes and a block of 2-storey strata-landed homes with 1,052 units in total. The condo’s unit sizes start from 463 sq.ft. up to 1,711 sq.ft. with 1 bedroom up to 4 bedrooms.
Location and Surroundings:
Affinity at Serangoon is located deep within the suburb of Serangoon north estate and there is no MRT station or malls close by. It would take about 9-10mins drive to reach Serangoon MRT and NEX, which is considered quite a distance to cover just to get to basic amenities. However, there is a bus service that leads to Serangoon Interchange and the bus stop is just right outside the condominium. I won’t be surprised if the condo itself will provide shuttle service to Serangoon MRT/NEX, as it is definitely necessary for public transport users. Even though it is located in Serangoon north, Affinity at Serangoon is actually in the fringe of Hougang estate and is, in fact, closer to Kovan MRT compared to Serangoon MRT.
Hougang Masterplan – The URA has put in plans to develop Hougang estate. Here are some factors to consider about the location of Affinity at Serangoon:
- Hougang will become an Integrated Transport Hub, with Future MRT Cross Island Line passing through it
- Singapore Institute of Technology will set up a new centralised campus in the Punggol Creative Cluster. The new SIT campus will sit alongside a business park in the district, the first in Singapore to do so. Construction of the new campus is slated to finish by end of 2022. The new Punggol North campus will be able to host a student population of about 12,000.
- New Lor Halus & Defu Industrial Parks will be developed to provide more jobs for Northeast residents.
Prices and Comparisons:
There are a few new upcoming projects around Affinity at Serangoon through the way of collective sale (enbloc) and government land sales. Recently there are several new launches in Serangoon/Hougang district, the following table shows us the average price in comparison to Affinity at Serangoon:

I believe this is one of the huge selling points for Affinity at Serangoon. Regardless of market conditions in future, it is good to know that Affinity at Serangoon is priced at lower than several other upcoming projects in Serangoon/Hougang district.
Developer’s Track Record:
Oxley Holdings Limited – is an international home-grown Singaporean property developer. Oxley specialises in the development of quality residential, commercial, industrial and hospitality projects. The developments are typically located in choice areas that are easily accessible, and most of its projects incorporate retail elements, and lifestyle features and facilities. Units in Affinity at Serangoon come with good quality kitchen appliances from the German brands, Bosch and Grohe sanitary wares. The main door is fitted with Yale digital lock. There is also 5 convenience shops near the main entrance which is nice, considering the location of Affinity at Serangoon is not near malls or market.
Overall, I would reccomend Affinity at Serangoon to HDB upgraders living in Hougang/Serangoon District. This massive 1052-unit project boasts 88 facilities including a 50m lap pool, Plankton Cove, Mist Garden, Forest Pavilion and many more. This definitely suits residents with active lifestyles who enjoy using wellness facilities commonly seen in country clubs. The location of Affinity at Serangoon is not ideal in terms of accessibility, but what it lacks in convenience is made up by the attractive pricing in comparison with upcoming projects which are estimated to be within the $1800-1900 psf range.
