Sengkang Grand Residences is a 99-year leasehold condominium that will be built on the site just next to Buangkok MRT Station. This was a very hotly contested site as it presents a very unique opportunity for developers to develop an integrated development in an area with a huge catchment area. A total of seven bids were received for the site. Property heavyweights Capitaland, City Developments, Wing Tai, Keppel Land, Qingjian Realty, MCC Land and Far East Organisation all tabled bids, most of them as joint bids. The winning bid was from Capitaland and City Developments.
Sengkang Grand Residences will be an integrated development with a shopping mall. The name of the shopping mall is Sengkang Grand Mall. What is significant is that this will be a joint development between Capitaland and City Developments. The commercial and residential site next to Buangkok MRT Station is 3.7 hectares and the site can yield a maximum gross floor area of 842,124 square feet.
Sengkang Grand Residences will be a 680 unit residential condominium with 549 residential carpark lots. As part of the integrated development, Sengkang Grand Mall will have an estimated retail space of about 10,000 square meters. There will also be a childcare centre of about 1,000 square meters. A community club will occupy 3 levels and cover an estimated 6,000 square meters. There will also be a bus interchange of about 3,315 square meters and a hawker centre of about 3,300 square meters. It would be good to note that out of the total number of private residential units, the number of residential units in integrated developments only make up 1.3 per cent. There are only 8 integrated developments in Singapore currently. Integrated developments refer to a shopping mall linked to an MRT station and bus interchange.

We do expect that prices for units at The Sengkang Grand Residences to be competitive but do remember that Capitaland and City Developments are two large property heavyweights in the Singapore property scene and the general consensus is that retail spaces run by Capitaland do tend to do well. The developer profile is a huge draw to this development.
